We are looking for a highly analytical and technically skilled Senior Financial Modeling Analyst to build and own a next-generation Excel-based underwriting model for data center developments. This model will serve as the backbone for high-stakes investment decisions and must adhere to strict non-functional and functional requirements; requires deep expertise in financial modeling and automation within Excel, preferably coupled with experience in the data center, real estate, or infrastructure industries. You’ll be responsible for building, validating, and automating a dynamic model that supports critical investment decisions, sensitivity analysis, ESG reporting, and stakeholder presentations.

Job Description:

Core Responsibilities: 

Model Development & Functional Implementation

  • Design, structure, and build a modular and scalable underwriting model in Microsoft Excel based on a detailed PRD. 
  • Implement full project financials: CAPEX schedules, revenue modeling, lease terms, IRR waterfalls, tax assumptions, debt tranches, and exit scenarios.
  • Deliver monthly and annual financial statements (IS, BS, CF) and performance dashboards.
  • Build self-service components and automation hooks for sensitivity analysis, scenario comparison, ESG metrics, and stakeholder outputs.
  • Work closely with finance, development, sustainability, and executive stakeholders to align model logic with business objectives. 

Key Responsibilities:

  • Design and build an institutional-grade underwriting model for data center projects in Microsoft Excel from scratch, based on a comprehensive PRD.
  • Develop detailed monthly and annual financial projections, including income statements, balance sheets, and cash flow statements.

  • Ensure sub-5 second calculation speed even in large, multi-tab models. 
  • Design for version control, access permissions, audit trails, and formula protection
  • Create a user-friendly navigation system, in-sheet documentation, and dynamic tooltips for non-technical users. 
  • Optimize for Excel Online, Teams/SharePoint, and offline access with cloud sync capability. 
  • Build with data security and compliance in mind, including GDPR, SOC 2, and ISO 27001 considerations. 
  • Ensure modularity so new assets or assumptions can be plugged in with minimal disruption. 
  • Build support for localization: currency, tax jurisdiction, and regulatory frameworks. 
  • Develop error-handling logic, QA dashboards, and automated integrity checks. 
  • Maintain lean model size, robust performance, and enterprise audit readiness

Required Skills & Experience: 

  • 7+ years in financial modeling, underwriting, or investment analysis (data centers, real estate, energy, infrastructure).
  • Expert-level Excel: deep formula logic, model optimization, pivoting, financial statements, VBA, or Power Query a plus. 
  • Proven experience building multi-scenario, multi-output Excel models with strong user protections and documentation. 
  • Understanding of CAPEX, IRR waterfalls, lease modeling, ESG metrics, and tax incentive structures. 
  • Ability to translate complex business inputs into structured, scalable Excel architecture
  • Strong written communication and documentation skills for stakeholder training and governance.

  • 7+ years of experience in financial modeling, underwriting, or investment analysis in data centers, real estate, infrastructure, or energy sectors.
  • Expert-level Microsoft Excel skills including advanced formula writing, data modeling, pivot tables, conditional logic, data validation, named ranges, and performance optimization.
  • Strong grasp of capital markets, IRR waterfalls, equity structures, tax implications, and sensitivity testing.
  • Experience building multi-tab, multi-scenario Excel models with modular design and robust error-checking mechanisms.
  • Familiarity with data center economics, including utility pricing, lease terms, phased buildouts, and tenant diversification strategies, is a strong plus.
  • Exposure to ESG and regulatory frameworks (e.g., PUE, TCFD, GRESB, zoning/permitting). 
  • Strong analytical, critical thinking, and communication skills, with experience presenting findings to C-level stakeholders. 
  • Ability to write documentation and train users on model functionality.

Preferred Qualifications:

  • Experience with Power BI, Phocas, Cube, or similar tooling layered over Excel models. 
  • Knowledge of API/data feed integrations for market data, utility rates, construction costs, etc. 
  • Familiarity with compliance-driven financial modeling (e.g., audit support, ESG reporting frameworks). 
  • Track record working with cross-functional teams in investment or infrastructure development.

We’re looking for a detail-oriented and experienced AI Engineer to join our team. The role will contribute to solving complex problems, enhancing model performance, and driving innovation across various projects. This opportunity is ideal for someone motivated by the potential of cutting-edge technology and looking to make a meaningful impact.

Location: If you are working from Paraguay, the position is ON-SITE. If you are from another Latam country the position is fully remote. Working hours are based on the Paraguay Time Zone (9 am-6 pm GMT-3).

Key Responsibilities:

  • Design and develop robust APIs to expose and integrate AI/ML capabilities.
  • Build and deploy AI models (LLMs, NLP, computer vision) in scalable environments.
  • Create and maintain data and inference pipelines for training, evaluation, and real-time usage.
  • Implement and optimize RAG (retrieval-augmented generation) pipelines.
  • Work with vector databases (e.g., FAISS, Pinecone, Weaviate) and manage embeddings for semantic search and recommendation.
  • Consume and integrate with external AI APIs (e.g., OpenAI, Hugging Face, Cohere, Anthropic).
  • Run AI/ML models locally to improve latency, enable offline capabilities, and optimize performance.
  • Collaborate cross-functionally with product, psychometrics, and infrastructure teams.
  • Ensure high performance, security, and scalability of all AI-backed systems.
  • Experience with GANs, VAEs, and transformer models.
  • Familiarity with language models and techniques used in NLP.
  • Experience with Git for collaboration and code management.

Required Qualifications:

Must-Have:

  • 3+ years of experience in software engineering using Python and/or C#.
  • Strong background as a Software Developer/Software Engineer, with a focus on backend development.
  • Hands-on experience working with AI/ML models, including training and fine-tuning machine learning models.
  • Practical knowledge and implementation of:
    • Retrieval-Augmented Generation (RAG)
    • Prompt engineering
    • Chatbot development
  • Familiarity with AI integration in production environments.
  • Experience working with Microsoft Azure cloud services.
  • Proficiency in C#/.NET for backend development (preferably).
  • Exposure to front-end technologies such as Angular and TypeScript (considered a plus).
  • Ability to collaborate in cross-functional teams and contribute to scalable AI-driven solutions.
  • Strong experience building RESTful APIs and working with microservices.
  • Experience integrating or deploying AI/ML models into production systems.
  • Solid grasp of embeddings, vector search, and retrieval techniques.
  • Familiarity with AI/LLM APIs and prompt-based architectures.
  • Comfortable working with cloud infrastructure and containerized deployments.

Nice-to-Have:

  • Experience with LangChain or other orchestration tools.
  • Familiarity with RAG implementations and LLM fine-tuning.
  • Exposure to DevOps, CI/CD, or MLOps pipelines.
  • Background in data engineering or experience managing structured/unstructured data.
